REO Services

Once the property assignment is received, the following services will be completed within your time requirements.

  • Occupancy status is determined
  • Evictions started if required.
  • Cash for keys programs implemented if available.
  • Property is secured and re-keyed.
  • Trash out ordered and completed.
  • Contractor bids are obtained within 3 business days. Emergency repairs within 24 hours.
  • Termite inspections are obtained within 3 business days.
  • Condition of the home is documented with digital photos.
  • Property listed in appropriate Multiple Listing Services within 24 hours of obtaining listing agreement.
  • Property winterized as necessary.
  • Utilities are turned on and billed to our Office.
  • Landscaping & lawn care assigned to contractor.
  • “Bank Owned / No Trespassing” signs posted on property.
  • Property listed on personal websites. Property is submitted to numerous websites and syndications.
  • E-Listing Virtual Tour shot, may be delayed until repairs are complete.
  • 800# call capture advertising recorded. Rider placed on sign.
  • Email sent to subscribers of our Investor & Foreclosure Hotline.
  • Email sent to clients in our Buyers Database (4000+).
  • Ongoing supervision of any property repairs.
  • All contract negotiations and preparation of documents.
  • Verification of buyers financial qualification.
  • Continued follow through, up to and after close of escrow.
